VICI's long-duration leases provide unusual cash-flow visibility, but the equity remains a live test of rates, funding costs and tenant concentration. The shares entered the July 29 earnings window near the lower end of their annual range, with a high income yield and a valuation discount that may reflect more than ordinary REIT pressure.

The next evidence is two-sided: company results should clarify AFFO, rent coverage, leverage and acquisition economics, while the July 30 Federal Reserve decision tests the discount rate applied to those cash flows. Neither side of the debate can be resolved by the dividend yield alone.
